David Eitches

Co-Founder, Managing Partner

David co-founded Alpine in 2020 to start developing apartment communities in the highest growth submarkets within the Dallas-Fort Worth Metroplex. Within the first four years, Alpine started &/or completed construction on four apartment communities with a value of ~ $350mm. Alpine currently owns several future development sites and is scheduled to have three additional starts in 2025.

David left Los Angeles in 2009 and started executing unique investment strategies throughout the Sun Belt region – both in the multi-family and the SFR space. He relocated to Dallas in 2014. Between 2014 and 2020, David acquired and exited over 25 value-add multifamily communities with a total capitalization of $230mm. During that period, David also developed five residential town-home communities and two retail centers in the Knox Henderson /Old East Dallas submarkets.

David began his career in 2003 as a multi-family broker at Marcus & Millichap in West Los Angeles. Over the next five years, he closed $90mm in land and multifamily transactions. At the start of the GFC, David left brokerage and started acquiring distressed Single-Family homes in Central California as well as Phoenix.

David relocated to Phoenix and co-founded Imperial Residential Holdings (IRH) in 2010. Between 2010 and 2012 IRH acquired, repositioned, leased, and exited ~1,100 homes and 200 multi-family units within the Phoenix metroplex with a value of $250mm.

Having proven this model, IRH led a national acquisitions strategy with institutional capital partners including Ellington Financial, and a family office partnered with the Alaska Permanent Fund. This portfolio consisted of the seed assets for American Homes4Rent, which went public in August of 2013 (NYSE: AMH). Following the public offering, David remained with AMH as Senior Vice President and was responsible for opening 10 additional markets that acquired nearly 20,000 homes. AMH is now recognized as one of the leaders in the single-family home rental industry with over 60,000 homes second only to Invitation Homes.

Mr. Eitches was born and raised in Los Angeles. He received a bachelor’s degree from the Marshall School of Business at the University of Southern California with an emphasis in International Business. David is married with three children and lives in Dallas, Texas.
