David Eitches

Co-Founder, Managing Partner

David is a real estate entrepreneur with a proven track record of identifying and executing unique investment strategies throughout the Sun Belt region. David is a co-founding partner of Alpine Start Development and is responsible for overseeing all aspects of acquisition, disposition, asset management and business development.

David relocated to Dallas in January 2013. Between 2015 and 2020, David acquired and exited 25 value-add multifamily communities with a total capitalization of $210m. While his core strategy was targeting value-add infill assets, he also self-performed the ground-up development of four town-home communities and two retail centers in Dallas.
David began his career in 2003 as a multi-family broker at Marcus & Millichap and The Charles Dunn Company – both in Los Angeles. In those roles, he closed $90m in land and multifamily transactions. David left brokerage in 2009 after identifying distress in the Single-Family home market.

He then relocated to Phoenix, one of the hardest-hit markets in the country and co-founded Imperial Residential Holdings (IRH). Between 2010 and 2013 IRH acquired, repositioned, leased, and exited over 700 homes and 200 multi-family units in Maricopa County with an exit value of $160m.
Having proven this model, IRH led a national acquisitions strategy of the same thesis with institutional capital partners including hedge-fund Ellington Financial, and a family office funded by the Alaska Permanent Fund. This portfolio consisted of the seed assets for American Homes 4 Rent, going public in 2013 (NYSE: AMH). Following the public offering, David remained with AMH as Senior Vice President and was responsible for opening 10 new markets that acquired nearly 16,000 homes. AMH is now recognized as a leader in the single-family home rental industry, second only to Blackstone in AUM.

Mr. Eitches was born and raised in Los Angeles. He received a bachelor’s degree from the Marshall School of Business at the University of Southern California with an emphasis in International Business. David’s interests include tennis, cycling and spending time with his family. He is a proud husband and father to two beautiful children. David is an active member of the Dallas Builders Association.
